If the water level in the expansion tank keeps going up, the pressure relief valve keeps discharging and the pressure in the system will fluctuate. Replacement is simple and can solve many of the sometimes baffling pressure problems.

Pressure And Temperature Controls: The aquastat, high limit controller and operating control regulate the firing of the boiler. Short cycling, overheating lockout or a system that fails to fire altogether are the result of failed or miscalibrated controls. These controls are tested, calibrated and replaced for all major brands.

Gas Valve Service: If the gas valve is faulty, the gas fired boiler will not fire or will not shut off when needed. Our licensed gas fitters test gas valve function and provide a check for correct modulation on condensing units and replace as required.

Flue And Venting Inspection: If the flue is blocked or corroded on a conventional boiler, there will be backdraft and CO danger. With condensing boilers, the PVC venting must be free of obstruction and sloped for condensate to run off. The entire venting route is examined.

Condensate System Service: the acidic condensates from condensing boilers have to be drained properly. If the unit locks out on a high condensate fault it is likely due to a blockage in the condensate trap or drain line. Condensate components are removed, cleaned and replaced.

Boiler Flushing And Water Treatment: Old and dirty system water contains magnetite sludge which accumulates in the heat exchanger and impedes circulation water flow. Inhibitor treatment can help to prolong system life by achieving a power flush. This is recommended for all systems over 5 years old with no maintenance.

System Pressure Testing And Leak Repair: We pressure test the entire system for leaks that may not be seen when the system is running, trace the leak to the source, then repair the leak permanently, rather than just tighten and hope.
