A sump pump not working in a residential home is a stressful inconvenience. On a commercial property it’s a potential disaster.
If the sump pump in the server room fails to do its job, it can flood the room causing an inventory loss, damage to structural foundations, a mold remediation, and stopping a room from operating for days. Maintenance records are insurance adjusters’ must have items. Tenants want answers. And the water doesn’t stand still!
For over 20 years, BOS Plumbing and Drains has provided commercial sump pump repair, sump pump installation and sump pump replacement services for commercial businesses all throughout the GTA. We know every commercial system, how it goes wrong and how to get it up and running again quickly and without a lot of disruption to your operation.
Call us if you are in need of a pump now. Emergency sump pump repair is available 24 hours a day, 7 days a week and we are available to repair any sump pump in our service area on the same day!
A considerable amount of water is generated and dealt with by commercial buildings on a daily basis. Water that doesn’t get removed efficiently from a property can cause problems during heavy rain, when ground water accumulates, foundation drains, during underground parking and when the rain drains into the streets.
A properly functioning sump pump protects:
Even in the case of small flooding, if sump and pump protection is not provided, there may be significant structural damage, mold growth, electrical hazards and business disruption which can be very costly.
This is why the importance of sump pump repair and preventative maintenance to commercial properties all over the GTA cannot be stressed enough.

The commercial sump and pump systems are capable of processing a lot more quantity and are loaded with much more weight than residential sump and pump units. If anything goes wrong, then there is one of the following reasons:
Float Switch Failure: The overflow will provide the pump with water when it is needed. The pump either runs continuously or fails to turn on if it is stuck, is clogged with sediment or is wired incorrectly. The motor is quickly burned out when it runs continuously.
Motor Burnout: If heavy rain, high volume commercial systems will be constantly cycling. If not maintained properly, the motor overheats and seizes. A sump pump fix at this time could be possible but in most cases sump pump replacement is better.
Discharge Pipe Clogged: Debris, silt and mineral deposits get stuck in the intake screen or discharge pipe. The pump operates but doesn’t pump any water. One of the most frequent reasons for basement flooding when the pump is “on” is due to this.
Failure Of Check Valve: If the check valve is not operating properly, then water will be flowing back into the pit each time the pump stops. The pump will then be forced to repeatedly perform a short cycle process which will cause premature burn-out.
Power Or Wiring Issues: Breakers that trip or voltage fluctuations that cause the pump to go off line due to power or wiring problems: Commercial situations with large electrical loads may trip breakers or cause voltage fluctuation which will take the pump off line. It is important for a sump pump specialist to not only check the pump, but the entire electrical circuit.
Undersized System: Older commercial buildings with residential pumps a lot of commercial buildings that were built years ago have pumps that are residential sized and were not designed to handle such large quantities. They are dry this year, and fail each spring. The solution is a right commercial sump pump installation.
Our licensed plumbers are able to identify the real cause, before suggesting any repair or replacement. We don’t start to work until you have a written estimate and a good understanding of the project.
When it is possible to repair the pump, we do. Common repairs include replacing the float switch, replacing check valves, cleaning the impeller, replacing the seal and making electrical diagnoses. Prior to beginning the project, the sump pump repair is always quoted. We will tell you straight that if the repair really is in the process of close to replacement then its repair will be declared as such.
If a unit is too old, damaged or undersized from the beginning, then it’s time for sump pump replacement. We provide and install commercial pumps of the appropriate size for your real water volume and discharge needs, submersible and pedestal pumps. Many times the pit has been damaged, too small or is not in the correct location, and we can do sump pit installation.
It takes more than just putting in a sump pump in a hole to install one in a commercial property. The pit should have the correct diameter (usually 18-24 inches for commercial use), should be sized to match the size of the water source, should be at the lowest point of the drainage path and should be equipped with a properly sized discharge line that is away from the foundation. From cutting the concrete, digging the pit, installing the pump, installing the discharge line, to loading the pump for testing.
Often storms that cause your sump pump to do its duty most are the same kind of storms when you have a power out. The pump has a battery backup system which maintains power to the pump during a power outage. It’s an important option to take into account for businesses.
The lowest cost service that we provide is for sump pump maintenance and the most common service that a business neglects until “something breaks” is sump pump maintenance. Annual maintenance consists of: Float switch testing, cleaning the impeller and intake, checking the discharge line, checking the check valve function and running the unit as a whole. We record everything in writing and provide you with a record which is useful for insurance and as evidence of due diligence to building inspectors.
Everyone, from property managers to investors, will want to know the truth to this question. Our general approach will be as follows:
When the pump is less than 7 years old, the motor is in good condition and the pump failure is related to a component problem (float switch, check valve, clogged intake), repair is considered to be more cost effective. It is less expensive to Sump pump repair in these instances and prolongs the life of the pumps.
Replace if the unit is 10+ years old and/or has failed >2 times over the last 2 years and/or is heard working hard during normal usage or failed to be adequately sized for the load. Sump pump replacement costs more upfront, but a properly sized commercial unit is a one-time fix rather than a recurring repair cycle.
We’ll provide you with a straightforward answer that is applicable to your case. If it’s the true answer, it’s “repair it” we won’t steer you in the direction of replacement.
When you are trying to decide on what types of sump pump to get, you’ll want to understand the different types of sump pumps to ask the right questions.
Submersible sump pumps are completely covered in the pit. They are quieter, can process more volume and are the norm for most commercial use applications. Under heavy use the motor is cooled by the surrounding water thus extending its life.
Pedestal sump pumps have the motor located above the pit, on a pedestal. Less expensive, more easily serviced, but louder and not as well matched for high volume commercial use. In smaller commercial applications where depth of the pit is limited.
Sewage ejector pumps are used to pump solid waste and wastewater from below-grade bathrooms or kitchens. Not the same as a regular sump pump, but sometimes referred to as a sump pump. You probably have both if you have plumbing fixtures that are below grade in your business.
Dual pump systems operate in the same pit (one primary and a backup that automatically comes on line when the primary fails or if it is overloaded). Used in data centres, server rooms or anywhere water entry could cause disastrous consequences for business operations.
Our sump pump specialist team will inspect your property and make the necessary suggestions. It is the correct one, it is not the most expensive.

Central air conditioner installation on a home with existing ductwork is typically completed in one day. Mini split installation for a single zone takes 3–5 hours. Multi-zone ductless ac installation may require a full day depending on the number of indoor units and complexity of line set routing.
For most central air conditioner installation work involving electrical connections, a permit is required. BOS manages permit requirements as part of our service, keeping you fully code-compliant without the administrative headache.
Home depot ac installation services are typically coordinated through third-party subcontractors. BOS is a direct-service, licensed HVAC and plumbing company with 20+ years of GTA experience and full accountability for every job. You work with us from quote to completion.
Mini splits AC don’t require ductwork and allow room-level temperature control. Central air conditioner installation delivers whole-home cooling through existing ducts from a single system. The right choice depends on your home’s layout, existing infrastructure, and how you want to manage cooling across different spaces.
Sometimes, system components need to be matched properly for efficiency and reliability. Our technicians will assess compatibility between existing indoor components and a new outdoor unit before recommending partial versus full system replacement.
We cover our installations with a workmanship warranty. If an issue develops that’s related to the installation, we return and resolve it at no charge. Call us directly, no third-party warranty service centres, no runaround.
