Fast & Professional Sewer Line Replacement Across the GTA

All the drains in your house, all the toilet flushes, all the showers, all the sinks, all the washing machine runs all pass through it as it flows out of your home. Nothing works, when it fails. And when it goes wrong, it can be a long way down the sewer, raw sewage in your basement, wet ground around your house, bad smells all over your house, cost to fix that can run out of control quickly when you leave it to itself.

Signs Your Sewer Line Needs Replacement or Repair

If you’re experiencing any of these signs, the right next step is a camera inspection not a guess. BOS Plumbing & Drains uses sewer camera technology to see exactly what’s happening inside your line before recommending repair or replacement.

Sewer lines do not tend to break in the night. They decay slowly and they do not fail without giving warning. Being aware of what to watch out for can help you escape a sewage overflow, a burst line or a subsurface water issue that only worsens after several months.

  • One of the most obvious signs of an issue with a main sewer line is having several drains clogging at a time. Once your toilet starts gurgling as your floor drain in the basement backs up, you can be sure that the problem lies in the main line and not in a specific drainage system of a particular appliance.
  • The smell of sewage in your house or backyard means that gas or liquid waste is getting out of your line where it should be in a crack, or a loose joint, or where a root has taken hold.
  • Abnormally green or healthy swaths of grass in the area of your sewer line running through your lawn usually are an indication that the line is leaking and fertilizing the soil underneath. This is a sure indication that you have a faulty line.
  • Repeat drain backups even after professional cleaning indicates that the underlying pipe situation root intrusion, pipe collapse, excessive scale build-up cannot be corrected by cleaning itself.
  • The presence of sinkholes or loose soil in the area of your sewer line path means that a leaking or partially collapsed sewer line is washing away the soil.
  • Cracks in the foundation or water around the route of the sewer line are indicative that there has been a long time leakage that has been filling up the area of soil around your foundation.
  • Homes with older clay, orangeburg or cast iron pipe sewer lines (before 1980s) throughout Hamilton, Niagara and the heritage GTA tend to have original clay tile or Orangeburg sewer lines that have reached or exceeded their service life.

A camera check, rather than a guess, is the next best thing to do, should you be experiencing any of these signs. BOS Plumbing & Drains 3D sewer cameras help them to know precisely what is occurring inside of your line and then advise on what should be done to repair or replace it.

Camera Inspection – The Diagnosis That Drives the Right Decision

No good licensed plumber would recommend the sewer line replacement without first viewing the contents of the pipe. At BOS Plumbing and Drains, any sewer inspection commences by a professional camera view of a high-resolution camera traversed your sewer pipe starting at a cleanout access point to record the state of the inside of the pipe.

The camera inspection will give us all the information that we need: the type of root that is entering the pipe and how deep it is, the material the pipe is made of and its condition, the cracks or fractures or separations at the joints of the pipes, the bellying (parts of the pipe that have sunk and stand up water), the full or partial collapse and the points of accumulation and obstruction.

This is a diagnostic measure that will make the difference between an accurate, correct-sized recommendation and a contractor that charges full replacement on any call. What may appear to be a replacement scenario, is sometimes a trenchless sewer repair candidate. What appears to be a small area sometimes on the surface is a complete collapsed area that needs to be excavated. The camera lets us know which one is which and we present to you the footage so you can see why we are indeed telling you what we are telling you to do.

Sewer Line Replacement Methods: Traditional & Trenchless

Conventional Open-Cut Sewer Replacement

The usual method of sewer replacement is digging along the route of the broken sewer line in your yard, possibly by a driveway, and in a few situations, by landscaping or hardscaping to expose and remove the old sewer and lay down new one.

The technique is appropriate in those cases when: the pipe has totally collapsed in a lengthy area, the current route of pipe path has to be diverted, the soil characteristics have changed considerably, or the pipe material (especially orangeburg or hard-to-find clay) is incapable of sustaining trenchless rehabilitation.

With open-cut excavation, we can fully access and visually confirm that the new line is properly laid at the appropriate slope and depth. It is more destructive to your property than trenchless techniques, but can at times be the only technique that gives a complete, lasting effect. BOS Plumbing and Drains seal-up excavation sites after each open-cut sewer replacement project to leave it neat and safe.

Trenchless Sewer Line Replacement: Minimal Disruption, Maximum Results

One of the greatest innovations in residential plumbing and commercial plumbing in the last 20 years is trenchless sewer line replacement. Trenchless techniques offer small points of entry at both ends of the damaged portion in place of a trench that is dug along the entire length of your sewer line, saving your lawn, landscaping, driveway and hardscaping.

BOS Plumbing & Drains offers two primary trenchless methods:

Pipe Bursting A bursting head is inserted through the damaged pipe that already exists, which is broken outward by the busting head and a new HDPE (high-density polyethylene) pipe is pulled to occupy the space behind the busting head. One of the most durable trenchless sewer replacement methods is pipe bursting; the pipe has a life span of 50 years and its inside is smooth which prevents intrusion by roots and scales.

Pipe bursting is best when the old pipe is structurally intact (not completely collapsed), the line is in a relatively straight course, and the soil surrounding the bursting pipe is able to tolerate the minimal lateral movement of the burst fragments.

  1. Cured-In-Place Pipe Lining (CIPP):

CIPP is also referred to as trenchless sewer repair or no dig sewer line repair, it entails the insertion of a resin-impregnated flexible liner into the existing pipe and inflating it to press against the pipe walls. After the resin is cured the outcome is a new pipe in the old one with no seams, resistant to corrosion and roots. CIPP is mainly used in sewer line repairs that have structural integrity but experiencing cracks, root intrusion or joint separations.
  2. No dig sewer line repair:

Via CIPP usually produces zero effect on your yard, driveway, or landscaping which is why it is a particularly attractive choice among the Oakville and Mississauga homeowners that do not want their interlocking driveway or mature landscaping messed with.

The appropriate approach is based on your particular pipe state, material, depth, and access. Before prescribing a method, BOS Plumbing & Drains considers every aspect and discusses the tradeoffs with you to enable you to make an informed decision.

Fix Sewer Line Issues Without Full Replacement – When Repair Is Enough

Not all sewer issues demand a complete sewer replacement. Certain cases involve special sewer line repairs that increase the lifespan of your line many times and at a fraction of the price of complete replacement.

  • Spot repair is a technique where only the damaged part, a broken joint, an intrusion of a root or a separated pipe collar are excavated and replaced. This should be used when the rest of the line is in good condition as checked by camera.
  • Root intrusion can be overcome by root cutting and treatment coupled with CIPP lining without the need to replace the entire line especially when the material used to construct the pipe is otherwise healthy.
  • Localized cracking or joint failure is treated with pipe relining over a small area, without disturbing most of the line.

Repair or full replace sewer we choose is not a decision based on what will bring the biggest invoice but rather on evidence of camera footage, type of pipe material, age, and the damage of extent. When repair is truly the correct thing to do to the situation that you have, that is what we will advise.

What Does Sewer Line Replacement Cost?

How is sewage line replacement cost calculated in Ontario?

The sewer line replacement cost in Ontario is calculated using a number of factors that are interrelated and any contractor that quotes you a fixed price to replace your sewer line without inspecting your line first has provided you with a number he has created. The correct sewer replacement costs involve an understanding of what you are dealing with.

Key factors affecting your total cost:

Distance to the affected line:
The distance between the foundation of your house and the point of connection to the city is highly dependent on the lot depth. A run of 15 metres is very different in scope over a run of 40 metres.

Technique trenchless vs. open-cut:
Trenchless sewer line replacement is generally more expensive per linear metre than open-cut excavation, but avoids the restoration costs (landscaping, driveway replacement, interlocking reinstatement) associated with the open-cut excavation. Total project cost is also similar in most instances and in some instances trenchless can be cheaper when considered together with restoration.

Pipe depth:
Sewer lines in cold climate Ontario markets are covered at frost-depth, which is normally 1.5 to 2.5 meters below the ground level. Further lines involve more excavation and shoring that increase costs.

Pipe material under removal:
Clay tile, orangeburg and outdated cast iron each pose various challenges when it comes to removal, which influence labour time and equipment needs.

Site conditions:
Sewer line beneath a concrete driveway, an existing deck or established tree root systems is more expensive to access than one located in an open lawn.

Municipal connection specifications:
To have a new sewer line connected to the municipal main, you will need to liaise with your municipality and this will probably involve more permit and inspection charges.

Permit and inspection:
Sewer line work in Ontario must be permitted and inspected. As part of our service, BOS Plumbing & Drains does the permitting and arranges the inspections. This is not added afterwards, but in your quote.

A camera inspection and a detailed, itemized quote are the best way to comprehend your sewer line replacement cost or sewage line replacement cost. BOS Plumbing and Drains are both fixed price and our quotes do not include any surprises of a scope creep once the work starts.

Can sewer line work affect my plumbing rough-in or basement fixtures?

Yes and this is a significant consideration that should be considered by homeowners who intend to carry out basement finishing projects in conjunction with sewer projects. When your basement rough-in plan of the plumbing or your bathroom rough-in plan of the plumbing will include new fixtures that will be connected to the main sewer line, proper sequencing of this work saves a lot of time and money.

BOS Plumbing & Drains will arrange sewer replacement and rough-in jobs to be performed jointly when they are required to avoid having to excavate and open floors twice. Toilet rough-in, shower rough-in, roughing in a shower valve and full basement rough-in plumbing are all included in our full residential plumbing services and we will arrange the work sequence to achieve the least amount of disruption and cost.

High-quality trenchless repairs such as CIPP lining or pipe bursting can last decades when installed properly. Many modern materials are designed for long-term durability and resistance to roots and corrosion.

Most sewer replacement projects take one to several days depending on pipe length, depth, access, weather, and chosen repair method. We provide a realistic timeline before work begins.
