Your sewer line is the one pipe in your house that absolutely cannot fail. Every drain, every toilet, every floor drain in the building feeds into it. When it blocks, everything backs up. And when raw sewage backs up into a basement or commercial kitchen, it’s not a plumbing problem anymore. It’s a health emergency.
BOS Plumbing and Drains has been handling sewer line cleaning across the GTA and surrounding regions for over 20 years. We’ve cleared root-choked clay lines in Hamilton’s East End, scoured grease-packed restaurant mains in Mississauga, and pulled blockages out of 60-year-old cast iron in some of Oakville’s oldest neighbourhoods. This isn’t a service we subcontract. Our licensed technicians do this work every day.
If you’ve got a stopped up sewer line or you’re seeing the warning signs that one is coming, this page covers what we do, how we do it, and what it costs.
Understanding the cause matters because the right cleaning method depends on it.
For older GTA houses, the two most common causes are tree root and pipe decay. Clay tile and cast iron pipes that were installed from the 1950s to 1980s tend to crack and separate over time. Tree roots exploit those areas and penetrate them. A crack that grows into a hairline becomes a root mass that pulls any and all debris as it passes. A drain pipe clog remover that you pick up at the hardware store won’t get a single crack at this. Mechanical cleaning or high pressure water is required to get through it.
In modern construction grease and scale is typically the issue. In modern homes and commercial buildings, PVC lines are smooth at the time of installation but eventually develop a film of cooking grease, soap fats and hard water minerals on the inside walls of the PVC. The pipe is not cracked. It slowly tapers off, eventually to a mere trickle and then it stops.
For commercial properties, both problems occur concurrently, quicker.
Expert solutions for all your residential & commercial plumbing needs
We serve the Greater Toronto Area and surrounding regions with local expertise
All equipment is inspected before running on your line. The waterproof camera is inserted through the sewer clean out access points and watch live.
This gives us a clear indication of the location of the blockage, its depth, the cause of the blockage and the condition of the pipe walls. A root intrusion 12 feet away from the cleanout is an entirely different situation from a grease deposit 40 feet in near a bend. Without an inspection, you’ll have to guess. We don’t make the call on what is leaking in your sewer pipe.
You will find that we can install a clean out plumbing access point if you don’t have one. In many older homes in the GTA, especially in Hamilton and in parts of Etobicoke, the cleanout is either not present or buried. We find or fit it before we start building.
Wherever there’s a clog in a residential drain, the first step is to use a plumbing drain clean out, which is a heavy duty drain machine that’s made to sections. The cable and cutter head enters through the blockage access – drain clean outs, and we work through the blockage. Each of the following elements is treated differently by the proper cutter head: Root masses, grease plugs, debris buildup.
This is quick, effective and the correct treatment for a blockage that is contained and localised.
Mechanical snaking will only clean a pipe if the camera indicates that there is no grease on the walls, there are no roots in the pipe, or the pipe is only partially blocked and has not been blocked for years. It’ll bore through the blockage to reopen it and make it flow again, but the walls remain covered and the issue will reoccur in months.
This is known as a hydro jet and uses water at 3,000 to 4,000 PSI that is spun through a nozzle to scrub the interior walls. This is the manner in which we restore clean sewer drain lines to near original diameter. The on-camera difference is so stark. You can see the difference.
Hydro jetting is the long-term solution when performing commercial drain cleaning jobs that require downtime for costs. It dramatically increases the time between service calls. It is recommended for all clean line sewer and drain projects where a camera reveals that there is considerable buildup during the project.
Sometimes the camera finds something beyond a cleaning issue. A collapsed section, a crack that’s been growing, a joint that’s completely separated. If the pipe needs repair, you have options.
Sewer line repair trenchless methods mean we can often fix a damaged section without digging up your yard, your driveway, or your commercial parking lot. Pipe lining installs a resin-coated sleeve inside the existing pipe that cures hard and essentially creates a new pipe within the old one. Pipe bursting pulls a new line through while fracturing the old one outward.
We’ll tell you honestly what the camera shows and what repair method makes sense for your situation. Some jobs need to be trenchless. Some need excavation. We won’t push the more expensive option when it isn’t warranted.
A few of these are obvious. A few show up weeks before the real problem.
If multiple drains in the house are slow at the same time, that’s usually the main line, not individual fixture clogs. One slow sink is a local blockage. Three slow drains simultaneously point downstream.
If the toilet gurgles when you run the kitchen faucet, that’s air being pushed backward through the system because flow is restricted somewhere in the main line. If you smell sulphur or sewage near a floor drain, that’s a failing trap or a line that’s backed up past the U-bend.
Clearing a blocked drain pipe at the fixture level won’t fix any of these. The blockage is below the fixtures, in the main lateral running to the street. That’s where we work.
Call us if you’re seeing:
Any of these is enough reason to book a camera inspection.
For home plumbing and household plumbing, sewer line cleaning is the kind of maintenance that homeowners tend to ignore until the line fails completely.
The honest reality: GTA homes built before 1990 with clay or cast iron main lines should have their sewer inspected at least every 3 to 5 years, sooner if there are mature trees near the lateral. Roots don’t announce themselves. They grow slowly and silently until one season’s growth finally fills the pipe.
We work with residential plumber calls of every size, from a simple cleanout on a first-time backup to a full camera inspection and hydro jet on a line that hasn’t been touched in 15 years. If you’re buying an older home and haven’t seen a sewer scope in the pre-purchase inspection, it’s worth doing before you take possession. We’ve found surprises that changed purchase decisions.
Commercial plumbing service for sewer lines has different stakes than residential work. A backed-up sewer in a restaurant means a mandatory health inspection closure. A blocked main in an apartment building affects every tenant. A failed line in a hotel or medical facility is a liability problem.
BOS Plumbing and Drains provides commercial plumbing and industrial plumbing sewer service on a scheduled maintenance basis and as emergency response. We work around your operating hours. We have the truck capacity and equipment to handle high-volume commercial lines, grease traps, and multi-unit residential laterals.
If you’re looking for commercial plumbers near me who handle sewer line cleaning on an ongoing contract basis across Mississauga, Oakville, Hamilton, Milton, Niagara, or Cambridge, we’re set up for that. Scheduled maintenance contracts mean your lines get inspected and cleaned on a calendar, not after a backup forces a shutdown.
Clean line plumbing maintenance is significantly cheaper than emergency response plus property damage remediation. We’ve seen the invoices on both sides.
A stopped up sewer line doesn’t care what time it is.
BOS Plumbing and Drains runs plumbing 24 hour emergency coverage across our full service area. If sewage is backing up into your basement at midnight, or a main line failure is shutting down a commercial property at 6am, we dispatch. Our technicians carry the camera equipment and cleaning gear on the truck. We’re not arriving to assess and then booking a follow-up. We come prepared to work.
Search 24 hour plumber in the GTA and you’ll find a long list. The relevant question is whether the company that answers actually has a technician with a hydro jet truck available at 3am, or whether they’re taking your number and calling back at 8am. We have the former.
20-plus years in one region means we know the specific conditions in each city we serve.
Plumbers in Hamilton know that the older east and west end neighbourhoods sit on clay tile systems from the 1960s with decades of root infiltration. Hamilton has some of the most consistently blocked residential sewer laterals in the region. We’ve worked these streets long enough to know what we’ll find before we put the camera in.
Plumbers in Mississauga deal with a wide range of pipe ages and materials, from 1970s subdivisions with deteriorating clay to newer condo towers where grease accumulation in shared stacks is the main issue. Commercial drain cleaning in Mississauga’s restaurant corridors along Hurontario and the airport strip is a regular part of our work.
Plumbers in Oakville see a lot of root intrusion in the older Bronte and Southeast Oakville neighbourhoods. The large lots with mature trees mean lateral lines run under decades-old root systems. Camera inspection before cleaning is especially important here.
Plumbers in Milton work across a split of new construction on municipal sewer and older rural properties on private systems. For private systems, we handle the full run from the house to the tank or tile field.
Plumbers in Cambridge and the broader Waterloo Region, BOS serves residential and commercial properties throughout.
And across the entire GTA, we’re regularly dispatched for main sewer laterals in Toronto proper, Brampton, Etobicoke, North York, and the surrounding municipalities.
Drain cleaning prices for sewer line work vary based on access, pipe length, severity of blockage, and what the camera finds.
A camera inspection and basic clean line sewer & drain job on a residential lateral is on the lower end. Hydro jetting a heavily scaled commercial line is more. Sewer line repair trenchless work involves separate pricing based on the length and method required.
Our plumber rates are disclosed before we start. Plumbing service cost is quoted after the camera inspection, once we know what we’re actually dealing with. The plumber cost to unclog drain or clean a sewer line will always be explained to you before any work begins.
Drain cleaning rates for ongoing commercial maintenance contracts are priced on an annual basis depending on the number of lines, cleaning frequency, and property type.
We don’t do vague estimates. Plumbing cost transparency is something our customers in the GTA have relied on for 20 years, and it’s not going to change.
A slow or partially blocked sewer line can quickly turn into a serious plumbing emergency. What starts as slow drains or occasional gurgling may eventually lead to sewage backing up into your basement, bathroom, or commercial property.
Ignoring a stopped up sewer line can result in:
Many homeowners try using a drain pipe clog remover or attempt clearing a blocked drain pipe themselves, but these temporary fixes rarely solve the actual issue inside the main sewer line.
Professional sewer line cleaning helps prevent costly damage and keeps your drainage system flowing properly before the problem becomes much bigger.
When you search plumbers near me for sewer line work, you want a plumbing company that has actually done this work for decades in your specific region. Sewer line cleaning in Hamilton’s clay pipe era housing is different from sewer work in a Mississauga high-rise. Local experience shows up in the diagnosis, the method choice, and the result.

Central air conditioner installation on a home with existing ductwork is typically completed in one day. Mini split installation for a single zone takes 3–5 hours. Multi-zone ductless ac installation may require a full day depending on the number of indoor units and complexity of line set routing.
For most central air conditioner installation work involving electrical connections, a permit is required. BOS manages permit requirements as part of our service, keeping you fully code-compliant without the administrative headache.
Home depot ac installation services are typically coordinated through third-party subcontractors. BOS is a direct-service, licensed HVAC and plumbing company with 20+ years of GTA experience and full accountability for every job. You work with us from quote to completion.
Mini splits AC don’t require ductwork and allow room-level temperature control. Central air conditioner installation delivers whole-home cooling through existing ducts from a single system. The right choice depends on your home’s layout, existing infrastructure, and how you want to manage cooling across different spaces.
Sometimes, system components need to be matched properly for efficiency and reliability. Our technicians will assess compatibility between existing indoor components and a new outdoor unit before recommending partial versus full system replacement.
We cover our installations with a workmanship warranty. If an issue develops that’s related to the installation, we return and resolve it at no charge. Call us directly, no third-party warranty service centres, no runaround.
