What Causes Plumbing Valves To Fail? 

The major valve problems develop gradually over time. A leaky water valve or a water “shut off” valve that is stuck is typically caused by years of deterioration within the plumbing system.

Hard water mineral build-up is one of the leading causes of failed plumbing valves in Ontario homes. Sediment traps get lodged in the valves and cause seals to fail and prevent movement until the valve becomes inoperable. A water pressure reducing valve may also wear out if the water pressure is high in the municipality, causing additional stress on the pipes and fixtures in the house.

Ball Valve 

A ball valve is a valve that operates on the principle of the steel ball that has a hole in the center which is used to control the flow of water. They are the modern standard for most residential shutoffs, offering quick and dependable quarter turn turns and offering tight shut offs after years of use. Ball valves are often used for replacement in water shut off valve systems.

Gate Valve 

A gate valve is a device that uses a gate to open or close the flow of water. These valves are still found in many older homes in Ontario. They can rust inwards and will not fully close, particularly when dealing with plumbing emergencies over time. Old gate valves are replaced by the modern ball valve systems commonly.

Butterfly Valve 

A butterfly valve will regulate water flow within larger pipes, with a rotating disc. Generally, these valves are used in commercial and industrial plumbing systems where there is a requirement to isolate large volume water lines rapidly.

Globe Valve 

A globe valve is a valve that uses a globe-type plug and seat to regulate water flow. They are used to precisely regulate flow, in systems where flow control is critical, and they are more accurate than normal shut-off valves.

Pressure Relief Valve 

Pressure relief valves are used to prevent harm to plumbing systems caused by excessive pressure. When the pressure exceeds safe limits, the valve will automatically relieve the excess pressure to help prevent damage to the pipe, fixture or appliance. These are typically attached to the boilers, water heaters and commercial systems.

Needle Valve 

Needle valves are used to provide extremely accurate flow control. They are very compact inside, so that they are suitable for making slow adjustments to the water flow and can be used in more specialized plumbing and commercial applications that demand precise control of water flow.

Toilet Valve And Toilet Flush Valve 

Your toilet has 2 basic valves, one that refills the tank, and a toilet flush valve that drains the water to the toilet bowl. If one is broken, you’ll have a running toilet, poor flushing or a toilet that will not stop flushing.

Running water may use up to 200 litres per day. Money down the drain, over a month. Both types of toilet valves are replaced on the day of service and all common parts are on the truck.

Water Shut Off Valve And Water Cut Off Valve 

When the water pipe bursts or the toilet or sink is leaking, the first place you look is at the water shut off valve under your sink or behind your toilet. If it has remained unused for 15 years, there is a good possibility that it will not completely close when required.

Older water cut-off valves can fail at the most inopportune time due to mineral deposits, corrosion and decay of seats. All valves installed are tested and if any valve is not operating cleanly, it will be replaced.

Backwater Valve And Sewer Backup Valve 

When it rains a lot in the city of Mississauga, the city of Hamilton and the GTA, the municipal sewer system becomes overloaded. Otherwise, sewage may back up into your floor drain.
When the backwater valve is installed correctly, it is also known as a sewer backup valve, it will shut itself when it senses the sewage backing up, preventing it from getting into your home. It’s a risk that should be taken care of before the next great storm, if there is not one already installed at your property or the one you have hasn’t been inspected recently.

We install and replace backwater valves per current Ontario plumbing code and if you’re applying for a city rebate, we will be doing a proper document of the work installed.

Backflow Prevention Valve 

Some residential and commercial buildings must have a backflow prevention valve installed on the potable water system. These valves will prevent the backflow of contaminated water into the municipal water system when a pressure drop occurs.

Our licensed commercial plumber team will replace your backflow preventer if it is out-of-service or if it failed the test, and can report to the municipality to arrange the testing.

Water Pressure Reducing Valve And Water Pressure Valve 

In many neighbourhoods in Ontario, the water pressure in the municipal supply is between 80 and 120 PSI. The typical residential plumbing is designed for 60-80 PSI. This difference is enough to cause stress on pipes, fittings and appliances each day.

A valve called a water pressure reducing valve (PRV) is located at the main water line where it reduces the water pressure to a safe operating range. If the PRV fails, the pressure goes up or it becomes too small to flow and showers don’t work up to pressure and appliances take too long to fill.

We do not replace water pressure valves with the old valve setting, but rather the optimum water pressure valve setting for your property.

Water Valve (Main Shutoff And Isolation Valves 

The valve that is most important is the main water valve that the water enters your home. If it’s a gate valve (which were used in many houses prior to the late 1990s), it could be approaching end of life. Gate valves are prone to failure in the open position, and therefore fail to prevent the flow when required to do so.

The valves that are used at present are ball valves. They’re reliable, have quarter-turn operation and provide a good seal when they’re not used for years. Sewage and water valves are replaced with ball valves and corroded or seized isolation valves are replaced throughout the property.

Signs You’re Dealing With A Valve Problem 

These don’t require a plumber to be able to see:

Dripping or running toilets that drip on and off without flushing means there is a problem with the toilet valve or flushing mechanism.

If there is low water pressure at one fixture, but not others, it is likely that the water isolation valve is partially closed or corroded near the fixture.

Too much pressure throughout the house, particularly if hammers are heard when water is turned off, is indicative of a water pressure reducing valve problem.

If it smells like sewage in the basement or water enters the basement due to heavy rains, it is a sewer backup valve problem until it is ruled out.

If the valve body is corroded or covered in a mineral crust, then it is likely the seat is in worse condition than it appears to be.

Tight shut offs are a safety issue, and should be replaced, not worked around, when they don’t close completely during a plumbing repair.
