Our Weeping Tile Repair Process 

We don’t guess. We always camera check the existing drain line prior to any excavation or quote for a number. You can inspect all the content of their root system, soil, broken pipe or complete failure.

Then the repair strategy will depend on what we discover:

Hydro Jetting and Clearing: If the pipe is structurally sound but just blockages such as sediment and/or root intrusion, we can often clear the pipe without excavation. The line is cleaned by high pressure water. Many homeowners are pleased to know that this is an alternative.

Spot Repair: If the damage is limited to a crack or joint failure, we will excavate at this location, replace the damaged area and backfill. Non-destructive to the system.

Complete Replacement of the Weeping Tile: Even if the system is clay tile, the old pipe and systems need to be removed if it is severely collapsed. We dig around the perimeter of the foundation, pull out the old system, replace with modern PVC perforated pipe wrapped in filter fabric and make sure that the pipe has a proper slope and drains to your sump or outlet. A new system, if properly installed, will last many years.

Interior Weeping Tile Installation: In some instances especially when excavation on the exterior of the building would have an impact or would be too expensive an interior drainage path is installed along the interior perimeter of the basement floor. Picks up water at footing and delivers it to the sump pump. It wasn’t the right solution for all the situations, but it was right for some.

What A Weeping Tile Repair Actually Costs 

It is a question so frequently asked and the straight answer is: “it depends on what we find.”

A hydro-jet clearing that does nothing to the exterior of a line versus a line full excavation and weeping tile replacement on a 1960s brick house are in stark contrast as far as cost. Without a system, we can’t provide you with a real number.

Weeping Tile Problems We See Every Day In Ontario Homes 

Clay Or Concrete Tile Systems:
Some homes constructed prior to approximately 1985 will have clay or concrete tile systems. They worked well for 40 years, but soil pressure, root intrusion and freeze-thaw movement are a thing of the past. We replace most of these.

Root-Blocked Perforated Pipe:
Even the latest in PVC pipe can be root blocked by large trees. The pipe slows down as it goes through the filter sock, but eventually the roots get into the sock. Most of these can be removed by hydro jetting.

Improperly Sloped Pipe:
Sometimes the original weeping tile installation was allowed to be installed without a proper slope to the outlet. Water does not flow out of the pipe. This is seen with DIY installs and in some contractor installs from the 1990s. If it is a problem, it needs to be fixed with re-grading the pipe; typically, you will need to dig up the pipe at specific places.

Filter Fabric Is Disconnected Or Missing:
The filter fabric must be connected to the perforated pipe so that it does not let finer soil particles get in and clog the perforations. It’s not usually found in older systems. The perforations fill up with sediment over time and it becomes ineffective. This typically calls for full replacement.

Failed Connection To Sump Pit:
If the pipe is fine, but it just isn’t connected to the sump pit, the failure is said to be due to a failed connection to the sump pit. Water makes it to the end of the line and then backs up. This is one of the more basic solutions if that is all it is.

The Difference Between Interior And Exterior Weeping Tile Systems 

Most people think of the “outside” pipe part of a weeping tile installation being laid in the ground at the foundation’s base on the outside, capturing water from the ground before it gets to the foundation.

It’s a different story with interior systems. They are located within the basement, beneath the slab and inside the footing. Any water that does get in through the wall or up the floor is caught at this location and pumped out to a sump pump.

Both work. The key is the right decision depending on your situation, the amount of access you have to the exterior of your home, landscaping and grading around your home and budget.

When your plumbing system has a working sump pump but the weeping tile connected to it has failed, the sump pump will run dry and your basement will get wet. Not only do we diagnose the individual parts, but the whole chain!

How To Prevent Weeping Tile Problems 

By taking a few simple steps to prevent future foundation water damage and weeping tile repairs, the current condition of the weeping tiles can be improved.

  • Keep gutters and downspouts clear so water drains away from the house
  • Make sure the ground slopes away from your foundation
  • Test your sump pump regularly, especially before heavy rain seasons
  • Watch for tree roots near the foundation area
