There are more than one type of floor drainage for commercial properties. The right solution will depend on the space, the amount of water and the existing plumbing system.
Here’s what BOS installs:
Standard Commercial Floor Drains: Round or square floor drains with a floor drain grate, floor drain trap and connection to a building’s floor drain connection. Used in mechanical rooms, utility, bathrooms and areas where service work is conducted. Not actually “sizing for what is available” but “sizing for what is needed.
Trench Drain: A long linear channel that is used to accommodate large amounts of water into a large drainage surface. Frequently found in restaurant kitchens, car wash, loading docks and manufacturing floors. We shape the channel, level off the slope, place the body in and place the grate in.
Basement Drain Install: We do basement drain installation in a residence or a basement utility area in a commercial or industrial building and tie the drain in properly to the sanitary or storm sewer system. If not done correctly, a basement sewer backup will cause the basement to flood.
French Drain And Drain Tile Systems: Water control around the foundation or in the basement. A French drain basement system that collects the water at the footing and directs it away from the slab. Drain tile basement systems are installed with perforated pipe in gravel, both as new construction and in retrofit applications.
Ground Drains And Outside Drainage Areas: Drainage installations that are located outside of commercial facilities, such as parking surfaces, loading areas, or landscaping areas that must drain water away.
Area Drains: These are flat or recessed drains that run along paved surfaces, courtyards and commercial patios where water pools and is unable to flow away.

Not all drainage problems have to be repaired. In some cases, the system may be outmoded, undersized, or even installed badly from the beginning.

Most homeowners don’t realize all the things that need to be done for a good installation. This is what actually occurs.
Step 1: Site assessment: We assess floor, slope, existing drain lines, connection points and sources of water. We do not begin sawing concrete until we know what we are doing!
Step 2 Sizing and layout: In reality, the size and layout of the drain body must accommodate the amount of water you actually use. A mechanical room’s flow requirement would be different from a commercial kitchen that is hosed down 3 times a day with a trench drain. It’s sized right for us.
Step 3 Concrete cutting and excavation: At the proper location, we cut and open the floor to the depth required for the drain body and trap assembly, inspect the existing drain line for condition and capacity prior to tying in a new drain line.
Step 4 Drain body installation: The body is installed at the right height from the desired finished floor level, so the floor drain grate is neither recessed into the floor nor is it sticking up. Traps are in place and can be cleaned. Added backwater valve as per the Code.
Step 5 Connection to drain line: We connect to the sanitary or storm sewer system using the proper fitting, slope and watertight connections. All joints are made to Ontario Building Code and commercial plumbing standards.
Step 6 Concrete restoration: Concrete is used to fill in the cut area; it is finished to closely match the existing floor; and protected while it cures.
Step 7 Testing and documentation: The drain is tested under flow. A record is provided in writing as to what was installed, where it is connected and what to look for.
In most municipalities in the GTA a building permit is required for a commercial floor drain installation. We obtain the permit, schedule the inspection and obtain the permit signature. There is no need to go through that process.
If a contractor assures you that you don’t need a permit for your commercial floor drain project, ask for a second opinion. Non-permitted drain work is a liability and an issue when trying to sell or refinance the home.

Most commercial floor drain failures we repair started with improper installation years earlier.
One of the more frequent plumbing repair calls that we receive is when floor drains are not installed properly. This is what generally goes wrong.
Wrong Slope: A floor drain has to be the low point of the surrounding floor. However, if the concrete around it slopes away from the drain, the water accumulates around it. The floor elevation around the drain has been set properly when installing the drain.
Trap That Dries Out: Sewer gas blocking the floor drain trap requires water to do so. When the trap is used in rarely used areas, it evaporates. Trap primers are placed in mechanical rooms and other areas that do not experience much usage to keep the traps wet automatically.
Drain Body Set Too High Or Too Low: A grate that is higher or lower than the floor height is a trip hazard. One that is too low will form a low area where dirt can build up and be difficult to clean. We set it flush.
Wrong Connection: A sanitary drain connected to a storm drain (or vice versa) is a line of code and has consequences. A verification of the connection point is done prior to tying-in.
No Backwater Valve: If you have a floor drain in an area that is susceptible to sewer backups without a backwater valve, then this floor drain is where sewer backup will enter your building. We instigate them, where and when they are needed, and where they are sensible.
This is a question we are asked frequently. There are some fundamental differences between installing a basic floor drain in an accessible, concrete floor slab, and performing a trench drain retrofit in an existing restaurant kitchen with equipment and tile to be worked around.
